Municipality owned real estate on the water front of Lake Iijärvi has been fully zoned for the construction of tourism related accommodation and services. Preliminary studies and concept work has been undertaken to present and opportunity for real estate investors, developers and an assistance to identify local operators can be provided by the team at Invest in Kainuu. The municipality is keen to engage with any party to explore how the municipality can add value.

The site is located a few kilometers outside of the Ristijärvi village and in a prominent location 500 meters from the main road to Northern Finland (Lapland). The municipality boasts its own small downhill ski slope and a vast network of cross-country ski tracks.

Material available includes a basic concept description, some approximate financial modelling and this highlights the potential construction of holiday villas, residential accommodation (subject to additional permissions) and service buildings. The stunning lakeside location has been operated as a small cottage and camping operation for many years with existing infrastructure for utilities. The location is well placed to be served by Kajaani airport (30 minutes) and almost equidistant from the tourism resorts of Vuokatti, Paljakka and Ukkohalla. The regional capital Kajaani (30 minutes) provides all the major services, such as regional hospital, mainline railway station, bus station and leisure services.

Viewpoint glamping

Situated at the top of the municipality downhill ski slope with breathtaking views over the lakes Iijärvi and Ristijärvi are plots fully zoned for tourism leisure accommodation. Preliminary studies and basic concept work is available for this entry level investment opportunity.

The municipality of Ristijärvi is seeking individual unit investors or bulk investor/operator to develop this concept. The concept describes the construction of around 30 ecological wood framed leisure cabins, each of 20 square meters and including double bed, toilet and heating unit, positioned to ensure the stunning views of the surrounding landscape.

Each unit may be used by the owners, leased directly by the owners (e.g AirBnB) or leased through an operator taking advantage of the increased trend towards nature based leisure experiences and the convenient proximity of the main arterial road between the south of Finland and Lapland in the north.

Three operating models are possible on this site and available on request.

For example: the owner of one cabin constructed at a cost of c. 30 000 EUR might expect an annual revenue of 15 000 EUR (gross) based upon an occupancy of 60% (room rate 80 €/night).

Local services, such as food delivery, cleaning and property maintenance may be available but also represent an opportunity for site investors. The municipality may assist on site with construction of a show home, subject to negotiation.
